Hello,My worry on sending a buyer to an off-market listing is the uncertainty of an actual solid contract exiting between listing agent and seller. The main reason for the MLS is ensuring the listings have solid contracts in place. It would seem necessary for PLS to review the contracts and vet in advance. A "commission letter" wouldn't suffice at the million dollar listings as seller will go lenghts not to pay or circumvent...

Rogelio - Listings automatically expire after 30 days in order to mitigate listings that have gone on the MLS. Ultimately members need to update their listing information so the inventory is as up to date as possible.
