Being from San Diego, what would you say is the average sale price for a fourplex in the st Pete / Clearwater area?
I have one mf in an LLC, and I am wanting to scale to more. Would you recommend a separate LLC for each property and a LLC as a holding company?
what are the most desired type of rentals in your market? SFH, MFH or larger apartment complexes?

Tenants are usually more about how much? Where? not what the property is...

Keep as many options open as possible! Even in bad areas there are deals! If you are not looking to live in it... as long as it makes sense numbers wise... why not!
