Isnt it strange that our customers are to abide by strict underwriting policies and that as soon as the economy goes south they are able to back out of a deal? Shouldn't they be held accountable for losses.

We have a lot of the NE coming down here, once they are able to travel again, before they shut all down with travel, we had 2 buyers looking for places to rent now and ultimately wanted to buy. Once the travel is open do you all feel we will have a large influx coming from NE and also South America ?

How soon do we think the banks will get back to normal lending, the restrictions have been very tough on some of the borrowers getting finance. Portfolio lending was take off the table. If we only have cash buyers this may limit our buyer pool , thoughts ?
One of our listing we have a high end renter from NY paying 23k a month we are suggesting the buy, however he is extending now because he wont go back to NY for the summer

Are you all using the new COVID rider? What does essentially provide for a Buyer, and for the Seller?
However many buyers are coming to south florida as a Vacation home. While some will go towards the houses, Many buyers want to be on the beach, I feel the condos on the beach will end up holding Value because if you were to buy a house on the ocean it would become very costly as a 2nd or 3rd home. Your thoughts ?

my condo assn also has food delivery prepared and groceries. valet, concierge even specials places to walk
Do you agree that if you make a real Customer Experience action, in my case as an Investor, you can make deals with video? I think you can do it! its about communication! Be carefully about preconstruction sell, most don’t have “postventa” with Latam Buyer. Its my experience with some Sofla brokers.
In Porsche we have a lot of amenities, we have our restaurant in full operation and delivery home meals every day. So I think it depends on the level of service and the Condo itself.
Some will drop in the short term, however 3 of my owners in Condos took the property off the market as they want to be able to use their own properties and didnt want on the market for now.
if the prices will come down , can you give us a % of what you think ? 10% 20% or ?

Joelle, what building do you live in? I live at Marquis and all our amenities are closed. We still have valet service, but they don’t bring groceries upstairs. Very strict rules right now.
