27:44
Hiiiiiiiii Pekoe....

28:57
Hello Pekoe!!! This is Milky (another cat from the other side of the world :))

29:20
The Residential Tenancies Branch (RTB) is there to advocate for you! :) They're a great resource to check with if you have concerns.

38:05
basement is a shared accommodation?

38:30
Only if the landlord is living in the house as well. If you have a separate door access and completely separately living space, then maybe not.

39:39
How many people are allowed to share the same room?

39:59
I`ve heard that I msut have guarantor to rent a property, what about this issue?

40:49
do landlords need your credit history before renting?

43:45
For an international student who has no credit history yet, who can stand in as a guarantor?

44:27
Are there more legal formalities in renting an apartment?

45:24
What if I don't have any guarantor and credit history?

45:33
are there rental offices in winnipeg that can help me rent an apartment through them, instead of having to deal with the landlord directly?

46:01
These are great questions! I will ask him at the next break!

46:04
Which is the best renting website?

46:50
@Shantanu, I would recommend starting on our accommodation page because landlords need to apply to post their agreements on our page. https://umanitoba.ca/current-students/international#accommodations-and-housing

47:15
post their apartment listings, I mean.

48:31
if i sign a rental contract for an apartment (with my name), then a friend moves in with me. can they share rent payment with me? or thats illegal?

57:11
Are there more legal formalities in renting an apartment compared to renting a basement?

58:14
Some options to find rentals:Winnipeg Rent NetKijiji (good & bad renters)Facebook marketplace

58:33
Most probably Kijiji has only basements

58:56
Is https://www.winnipegrentnet.ca/ better than Kjiji ?

59:01
Kijiji has all types of rentals

01:00:19
Do someone who is moving in, has to go through the same procedure for the agreement (like safety deposit)?

01:02:09
I'm sure bad landlords could post anywhere, so Winnipeg rent net is not guaranteed either. Make sure you do your research and always be skeptical!

01:02:45
@Ruen, what do you mean? Dan will get into what you need to do when you move in in a couple slides. Let me know if it doesn't answer your question.

01:04:13
Is it stricter for a student to get an apartment than a basement ? Do apartment owners/ Basement owners have any preference/different procedure for working professionals vis-Γ -vis students ?

01:04:28
I meant that, will the person who is moving in, also has to pay a safety deposit like the person who is already living there?

01:04:41
@Gautam, I don't think there's any difference, in my opinion.

01:04:51
@Ruen, so you mean an additional person moving in? OK I can ask about that.

01:05:01
yes. thanks

01:05:27
@Gautam, I know lots of students who have apartment rentals.

01:07:13
are there any bars set for charges of rent..?? Like landlord can not charge more that that specific cost?

01:07:41
@Jasmine, I think they can charge whatever they want. But I can check with Dan.

01:07:43
whatβs the average rent in Manitoba? say, a room

01:08:13
Do we have more apartments or basements near the university ? Which all areas are recommended ? How to check for the bus stands or bus services/bus routes near the accommodation ?

01:08:45
Hi Gozie, Sorry, I don't have that information. I know more typically an apartment rental (1 bedroom) could be around $1000 a month. less or more depending on size, accomodations, how nice it is.

01:09:09
I think there are probably more apartments near University. There are a number of new units being built as well.

01:09:34
Check out the accommodation page. It lists what the neighbourhoods are called that are closest to University campus. Such as Fort Richmond, Fort Garry

01:09:56
Then you would google the address of the rental and check the bus route from that address to the University campus, to see how many buses it would take. How long of a walk to the nearest bus stop.

01:10:14
there are some neighbourhoods that are very far from University Campus, such as the North side of Winnipeg.

01:11:03
Is there any Go To Person in the university from whom we can confirm the details or vicinity of the accommodation ?

01:11:58
Is there any law which says if you don't have any part-time job or study permit then you need to pay 3 month's rent in Advance

01:12:34
If we are international student ,then does University suggest any place for Quarantine.

01:14:02
@Gautam, you can ask one of the staff at the International Centre. You can ask me, or you can make an appointment with one of our International Student Advisors to ask our opinion

01:14:11
Is it mandatory to write in the contract that the property follows Manitoba Code of Buildings?

01:15:00
Yes there is a quarantine protocol for students arriving. You need to contact the Student Arrival Coordinator for details on where to quarantine when you arrive. studentarrival@umanitoba.ca

01:17:05
i need to be there physically for my courses but because of my visa is not ready yet ,so my advisor said that we should stay until the end of December so do I need to reserve a place now?or the university campus?

01:18:05
@Negar, if you are wanting to live on campus, then yes you should apply right away. Spaces fill very quickly, if they are not already full.

01:19:16
This is GREAT advice. Take photos of your apartment before you move all your stuff in!!

01:22:35
If the landlord refuses to fix the appliances on the very first day of our complaint and the appliance is a necessity, could we take a legal action ?

01:23:05
@Gautam, yes then consult the RTB. They can ask the landlord to fix it. I would advise to consult them first, so you don't need to find a lawyer to pay for legal action. RTB is a good first step.

01:25:10
Could you share the specification (Check Points) that we could observe in the accommodation if the house is compliant to all the laws ?

01:25:13
Is there any website where I can find the cost per square unit for a room in Winnipeg?

01:27:35
Could we take pictures and send it to the branch to verify before moving in to check if the house is law compliant ? Could we intimate the ask the authorities to validate our rental agreement and house before we move in ?

01:27:59
Even when we arrive to Winnipeg we will be in quarantine so we still don't get chance to inspect the rental property

01:30:26
311 is what you dial in Winnipeg to contact, about asking for these questions

01:30:37
how can i find the cost per unit for a room in Winnipeg?

01:32:03
Do landlords have a legal paper that mentions if their property is law-biding?

01:32:21
I do not know. You could google it. and see if there's an average cost per square footage perhaps. It really depends on the unit like Dan said. houses are typically a lot more money to rent.

01:32:52
You can ask them "are you consulting all the laws" if you can get them to answer that question in writing, like Dan says - that's good if it comes up later. But it doesn't appear to be part of the general rental agreement.

01:33:53
Are there any Govt approved agents/companies who help tenants meet landlords just like brokers ?

01:34:01
No there aren't

01:35:35
Is it legal for the landlord to ask for a deposit that is 1.5 times of monthly rent?

01:36:31
@Charu, when you get the slides, review the earlier part of Dan's presentation. It says how much they can charge for deposit. I don't remember the answer.

01:36:46
Can we get the recorder version of this session, I unfortunately missed it from the beginning

01:37:04
If you want the recording yes please email me at crystal.stewart@umanitoba.ca

01:37:29
Ok, Thank you. @Stewart

01:38:32
Eavestroughs are the thing that collects leaves and rain on the roof. :)

01:41:38
@Stewart, thanks for that, I've been thinking about what eavestrough means

01:41:56
Are there any unsafe areas that we should avoid looking accommodation in ?

01:43:30
@Gautam it's hard to say, but if you want to consult us with a listing, then we can advise you. When you're new to the city I would try to recommend being as close to campus as you can. Those areas are all typically safe. There are some more crime-dense areas in the north end/city centre which I would maybe avoid renting, also since its not convenient location to Fort Garry Campus.

01:46:27
I'm not familiar with ALL neighbourhoods in the city, but if I was looking for a rental, I would look at google view and take a look at the condition of houses and rentals near by. A good indication if things are being taken care of.

01:49:04
Thank you for your stimulating presentation. The slideshow was very helpful.
